Here is the answer for Clubhouse access:
Put in keycard readers.  Give each resident a keycard which they swipe for access.  That way you know everyone who came and left (they also need to swipe to leave).

It shouldn't be too expensive because there is electric near every door. 
Why can't Wayne Yurk think of that?

The positive to putting keycard readers at the Clubhouse and pools is that you can lock out owners who are behind in the maintenance fees.  

You might even be able to lock out short-term renters....but AAM would have to check the legality of that.  On second thought, maybe Wayne Yurk should check with the association's attorney. ;)
