NO LEADERS HERE !!

The same "FOR SALE" sign you have a picture posted of is also hanging wildly in Bldg #11 4th Floor.  

Wayne should immediately be designated the Maintenance Managers Position (Dan's Position) and required to be on property from 8AM till 5PM Monday thru Fridays.  Every other weekend from 12 Noon till 4 PM.  This man has no one on property checking up on him thus he takes advantage of his situation and leaves whenever he wants to!

Has anyone checked Lake Pleasanton during the week for Wayne?

It has been said and documented that this is what you get when you "DO NOT" have the President on the HOA living on site all year around.  Wayne never would get away with what he does when Herb was the President and lived on property all year around.
Herb was in the office and walked the property daily checking up on projects and the employees.

3 Board Members not living here and the other 2 to old to get out of their units and get in Wayne's face about his lack of dedication and his FAILING JOB PERFORMANCE!!!!!!!!

Who on this property does Wayne answer to?  Who is Wayne's Supervisor?   Who do we complain to?

I took the liberty and politely called the Real Estate Man with the sign and he was very nice and came out to fix within an hour..

My thought is after being there for 6 days in the wide open..HOW COME NO ONE FROM OFFICE OR MAINTENANCE STAFF ACKNOWLEDGE THESE SIMPLE PROBLEMS. 

NO ONE WALKS THE GROUNDS AND THIS IS THE VERY REASON THE CITY IS TRYING TO CHARGE US $250,000 DOLLARS FOR SMOKE DETECTORS   That problem arose from a broken fire box in hallway for over 2 weeks and the resident called fire dept  

Which made our BOARD ANGRY AT MEETING ??  

THEY SHOULD HAVE ASKED WHY ..NO ONE HAD WALKED THE GROUNDS AND SEEN THE BROKEN GLASS IN 2 WEEKS TIME ?? GREAT QUESTION ..HUH ??

Seems like I fix more problems here than Office and Board

NOT BRAGGING !!  JUST SOMEONE THAT DOES CARE ABOUT MY HOME AND MY NEIGHBORS

Elevator Issues? No Maintenance Supervisor on Property

Well as always we have issues with elevator in building 5  

This morning another visit by fire dept for someone stuck....I also  have been caught twice before. Now this morning we have Phoenix Fire dept inspector here along with repair man and all of crew!!  

THE BIG PROBLEM IS ROE IS LEFT HERE TO DEAL WITH THIS ISSUE..

NOW NO FAULT TO HER ....BUT THIS SHOULD BE THE MAINTENANCE SUPERVISOR   WAYNE....WHO IS NOT ON PROPERTY AGAIN !!!


SAD THAT RESIDENTS ARE STUCK IN HOUSE WHILE THIS ISSUE CONTINUES OVER AND OVER

Mrs Webmaster had to walk 2 older residents downstairs this morning, Doctor Appointments etc 

Now an added note is the same guy from the same company that used to fix elevator in my office building is the guy here...Our elevator never worked in office building..Maybe we seek a different company to maintain our elevators 


It is too HOT to get stuck in the elevator  

WAYNE WHERE IS YOUR PRESENCE IN THIS VERRY IMPORTANT MATTER..
WHAT ABOUT THE OLD PEOPLE USING THE STAIRS ???..

Good luck if you are on upper floors,,...Or do we have more liability of a Senior getting stuck in this elevator in this HEAT !!....Maybe they need to call Dan ???...Last Time Fire Inspectors were called They started with this new strobe lite in unit problem ..What is the recourse after fire dept had to send an inspector out AGAIN...More Issues With City Coming ?? $$$$

ANOTHER REASON WHY WE SHOULD HAVE A MAINTENANCE CREW ON PROPERTY ...

IF THE MANAGER IS NOW OUR CREW HE SHOULD BE AVAILABLE TO HANDLE THESE EMERGENCIES..IF HE ISN'T AAM SHOULD RESOLVE THAT PROBLEM...

COMPLAINING AND CASTING ASPERSIONS WILL NOT GET SOMEONE OUT OF A STUCK ELEVATOR..THE BOARD NEEDS TO DISMISS AAM IF 
THEY ARE NOT SPEAKING TO MGR. REGARDING HIS UNAVAILABILITY DURING WORK HOURS.

More on the Smell

Mr. Webmaster.  The family in Bldg #11   2 BR. unit #117, and the gentleman in another 2 BR in Bldg #11 (Ground Floor Units) Mr. MI have both experienced Sewage Line breaks in their units.  Huge smelly messes that require a lot of money to be spent on repairs and long time disruptions for the time it take to do all the repairs.

Mr. MI has documented the problem with many pictures and knows what Sewage/Plumbing problems awaits behind the walls.

Mr. MI should present a Power Point or Slide Show presentation to all residents showing what is lurking behind everyone's walls.

Strange Smell ??

After being woken up the last couple nights  with a Foul Smell in my unit 

I called Roe this morning and she had not heard of any others with this issue

 Later in the morning she called me again to say that some of you are also having the same smell, 

She did inform me the City of Phoenix was coming on property to check the problem...I noticed at Walmart on Saturday nite, That they had a water break and smelled the same nasty smell there..

Just to let you know office is aware and working on it..

Another Weekend !! No One To Call

So here we are another weekend with NO MANAGEMENT or NO SECURITY !!

Starting Friday we had some more guests using an owners key ?? 

This group of 5 from BUILDING 16 UNIT 110C used our pool on Friday ..Drinks and bottles in the pool 3

Then they would stack up all pool gear on patio and hang towels out like a ghetto laundry and leave for all to see .Till This morning Sunday, when they came back to swim again.WITH DRINKS AND BOTTLES IN POOL AGAIN... .Drive here on weekends to use our pool ..Asked them  Politely to take  Drinks out of pool.. They told me call Manager if I did not like it..


THE BIG PROBLEM IS WHO DO YOU CALL /??   The police said this is a community issue when called today and said Management needs to handle as they are not TRESPASSING IF THEY HAVE AN OWNERS KEY


SO AGAIN WE SIT HERE HELPLESS AND NOTHING WE CAN DO ABOUT IT EXCEPT WATCH OTHERS USE OUR $300.00 AMENITIES FOR FREE 


THEY USING KEY FROM BUILDING 16 UNIT 110C   


THIS UNIT HAS SHORT TERM RENTALS ALWAYS..I DID THE HOMEWORK ROE NOW ITS TIME TO SEE IF YOU DO YOUR JOB AND CONTACT THIS OWNER

UPDATE: Roe called me this morning and said the parents stay here in winter and this was owners Family ??

 But they were not staying in unit ?? and did tell Roe they brought friends. 

BUT THEY WERE OWNERS ?? ....HUH?...So this is a Drive Thru Pool Now I guess ??  

Roe did not seem interested  as this was ok     

Still does not explain why they had drinks in pool and all pool stuff and towels are still draped all over 1st floor balcony Today .For 3 days now.......Why ???    Slobs Plain and Simple...

Someone ??  should take a Balcony check HERE period..Many of them are horrendous ?

A GOOD DEED DONE
There is good in every person!

I have and continue to believe that there is good in every person.  Sometimes we have to make an effort to recognize it, other times it is right in front of us.  Today there was just such an occasion.

Last week my wife took an evening swim and placed her wrist watch onto the pool deck - and later forgot to pick it up.  Today she went to the front office and voilà, there it was, returned for safe keeping to Roe by one of our diligently working groundskeepers. M.I

Three raffles will be held with each winner receiving a prize in the amount of $500.00.  The drawings 
will be held on October 31, 2012, November 30, 2012 and December 31, 2012.   

Homeowners completing the plumbing updates by October 31, 2012 will be eligible for all three raffles.  Those 
completing the plumbing updates by November 30, 2012 will be eligible for the November and 
December drawings 

and those completing the plumbing updates by December 31, 2012 will be eligible for the December drawing.

1st Fib  You stated that this "New Great Landscape Company" Was going to be using a new verrry quiet blowers, YOU LIED.. 

They start every morning at 7:00 am and BLOW EVERY DAY!!  

WHAT ARE THEY BLOWING ??  They have Ferrari Engines on those Blowers.. 
Enough Already 

Have 2 neighbors in building that work nites and cannot sleep till 11am, It has become ridiculous...

They blow everything around grounds and it looks horrible and then they leave it all week and pick up on Friday..So we get two days a week that it sort of looks clean ...Sat-Sun 

The 2nd Fib was that we were saving money BECAUSE this LANDSCAPE COMPANY was using their own Golf Carts..ANOTHER LIE..They Use ours !!!

Wayne you have got to start following up on your promises as some of us take notes at every meeting

The 3 rd Fib is you promised us all trees would be trimmed a year ago and we SET BUDGET MONEY for trees under 10 feet and over 10 feet...NONE HAVE BEEN DONE...Tree Money Where ?

At meeting last week YOU stated we were going to start with the 10 foot and under trees soon ?? All the trees that need trimming are over 10 Feet...Whats the Story Now !!

Hello As I read this from here in Michigan this morning, I am wondering if I made a mistake in picking this community to buy a winter haven for wife and I..
It is obvious from just the few meetings of late I attended and from the variance of any rules here..
Did we make a investment that's going to come back to haunt us.
After careful consideration I believe we do need a change in the board that handles these issues here

Good morning fellow Anasazi Residents.  Would you all agree that this should be the Office Hours here at Anasazi.  8 AM till 5 PM with a 1 hour lunch on weekdays.
Roe 32 hours during the week, 4 hrs. on Sat (Noon till 4pm) and 4 hours on Sun (Noon till 4pm) total 40 hours.  Roe would work this schedule every other week alternating with Wayne. 
Wayne is salaried so Wayne can work whatever is necessary to get the job done.  In real life it is common place to work 48 to 60 hours per week in Salaried Management Positions.
Benefits for the residents of the above work schedule:
*  Office person in the Clubhouse on weekends keeping the non-resident from using the amenities.
*  Pool Security on the weekends.  Roe or Wayne checking pools for non-residents noon till 4 PM
*  Business Office open for residents use on the weekends
*  Roe/ Wayne on the property on the weekends. Smaller time gap till security shows up. (3hrs.) 
*  Someone on property for emergencies on weekends. i.e. Sewage Breaks, Leaks.
*  For residents that work 8 AM till 5 PM weekdays time for them to use Business Office and make
   personal contact with Office Staff. 
I am sure everyone can add to the benefits list of the above new schedule.  If the above looks good to you please call or e-mail the Board Members that live here and ask the above happen. ( Janet or Izzy)  

Also at the next HOA or Town Hall Meeting lets make a motion ( Firmly Ask ) that the above schedule be implemented. 
Time to put the residents concerns first, not AAM or the HIRED HELP!
If the HIRED HELP does not like it "GET NEW HIRED HELP" 

They should be thankful they have a job to come to!!!!!!!
