Subject: Irrigation/landscape maintenance, parking

Hi Wayne

1. Irrigation

For many months there has been a leak problem with an irrigation pipe to the
right side (looking toward building 11 close to the walkway leading to my
end of the building).  Recently (Wednesday or Thursday), the trouble spot
was dug up exposing several irrigation pipes and wiring, someone was
apparently trying to fix this ongoing problem.  As it turns out, the leak
problem has gotten worse since as the attached pictures taken today
(5/13/12) illustrate.  There is a lot of water being wasted for months and
no clear fix has been made - I can do that if you pay me.

2.  Landscape maintenance

As property management goes, there are always changes in service providers,
for whatever reason, purpose or otherwise.  The recent change to a different
landscape service provider (I presume represented by the individuals you
personally took on an exploratory tour midweek) has delivered quite a
disturbing picture.  We all know that the Anasazi Village complex comprises
quite a large lawn area that needs maintenance, mowing being one of them.
Until recently, this was obviously done by a person with a riding lawn
mower.  The disturbing fact is that now the lawn is being mowed by an
elderly person by a push mower, requiring the elderly man to carry with him
many empty trash bags to accommodate the large amount of clippings the vast
Anasazi lawn area requires.  I totally support employing "anybody", no
matter what race, color or age - this however had the looks of exploitation
- you add the description of which  It just does not look right.

Somehow or another, the new lawn crew was also able to chop off one of the
208V electrical wiring housings placed in the lawn to supply the power for
the mercury lights illuminating the buildings at night. The attached picture
shows the amount of destruction compared to an undisturbed housing about 10
feet away.

Yes, there is a learning curve, but this change in service does not convey
the change for the better and will not for the time that it conveys the
feeling that one has to assist the people doing the service.

3. Parking

Due to Plumbing problem solving activities that required my personal
attendance I was unable to attend the recent BOD meeting that apparently
also covered the parking police activities.  While I took pictorial examples
supposedly pointing out the many void unused parking spots during this time
of the season, I found it to be an extreme sport and waste of money and time
at this time of the year to issue parking violation tickets - no need to
bother the HOA office, explore, support or comment on this nonsense further
at this time of the year. The attached pictures of the closer neighborhood
may help to describe the present parking situation and need to enforce the
CC&Rs on this matter.  The HOA would likely be better served issuing tickets
for the known and not enforced plumbing issues, such as toilet tank supply
lines, 1/4 turn off valves.  There are other plumbing issues that the HOA
knows about and need a very timely and proactively corrective action to save
HOA money otherwise spent on more costly repair bills.

This is simply an FYI, trying to, and hoping to be able to positively assist
the HOA, you and AAM, in sometimes difficult endeavors and decisions.

At this time, I frankly do not wish to expose the new landscaping services
or personnel you chose to employ ...

Happy Mother's Day

Manfred

PS:  Michael, please feel free as usual to post this anyplace you like
