Reprinted by Demand...Thoughts for Board Meeting

Some things to consider on Thursday at Board Meeting

….How about "official" motions for the next Board meeting to modify the by-laws such that at least 4 members, if not all members, have to be residents living at Anasazi at least 8 months each year, and each member can be voted off/replaced every year …. (official means as allowed following the CC&Rs and By-Laws)

This thought can be expanded by additionally considering that:

Board members cannot own more than the property that they personally use as their residence for no less than 8 months each calendar year and shall have no immediate family members that own Anasazi property(ies).

Furthermore a board member, or candidate for board membership, cannot have a spouse, siblings or other relatives that have a vested business interest in Anasazi properties, such as, but not limited to, being a Realtor or other business that offers Anasazi  properties for sale, lease or rent.

Any such condition would be a considered a conflict of interest.

That would take care of a several members presently serving on the Board.

For starters, one should (legally) investigate how present of Board members owning several multi Anasazi properties, together with family members as close as a spouse, manage to stay clear of the conflict of interest clause.

If the present By-Laws provide a loophole for this, then it needs to be plugged - no loopholes, no earmarks.  We have to enter and participate in the legal processes that the CC&Rs, By-Laws and Articles of Incorporation provides for residents to take action.

Just some ideas off the cuff trying to right the listing ship….

WHEN I MOVED HERE IN 1994 ONLY 200 UNITS WERE SOLD AND PROPERTY WAS OWNED BY INVESTORS SO I WOULD DOUBT THE CC&R'S-BY LAWS SAY THAT BOARD MEMBERS MUST LIVE HERE...HOWEVER, I VAGUELY REMEMBER A BOARD MEMBER OR TWO WHO DID NOT OWN UNITS BUT LIVED IN RELATIVE'S
UNITS AND GOT SOME SORT OF DISPENSATION FROM RELATIVE ...

WE ALSO HAD A GUARD GATE AT THAT TIME AND EVERYONE WHO ENTERED PROPERTY WAS QUESTIONED AS TO WHO THEY WERE SEEING AND LICENSE NUMBERS WERE TAKEN..THAT WAS REPLACED BY ELECTRONIC GATE TO SAVE COSTS WHICH MAKES IT VERY SIMPLE FOR ANYONE TO ENTER PROPERTY NO MATTER WHAT TIME OF DAY OR IF OFFICE IS OPEN OR CLOSED ..

ALL THEY HAVE TO DO IS WAIT UNTIL SOMEONE DRIVES IN AND THEY FOLLOW...THAT IS LIKELY HOW THE SILVER TRUCK GETS IN..THAT HAS HAPPENED FROM TIME TO TIME THRU THE YRS. BUT NOT AS FREQUENTLY AS IS HAPPENNG NOW..I

DON'T SEE AN ANSWER FOR GATE CRASHERS WITH PRESENT BOARD & MANAGEMENT..

Good morning fellow Anasazi Residents.  Would you all agree that this should be the Office Hours here at Anasazi.  8 AM till 5 PM with a 1 hour lunch on weekdays.

Roe 32 hours during the week, 4 hrs. on Sat (Noon till 4pm) and 4 hours on Sun (Noon till 4pm) total 40 hours.  Roe would work this schedule every other week alternating with Wayne.

Wayne is salaried so Wayne can work whatever is necessary to get the job done.  In real life it is common place to work 48 to 60 hours per week in Salaried Management Positions.
Benefits for the residents of the above work schedule:

*  Office person in the Clubhouse on weekends keeping the non-resident from using the amenities.

*  Pool Security on the weekends.  Roe or Wayne checking pools for non-residents noon till 4 PM

*  Business Office open for residents use on the weekends

*  Roe/ Wayne on the property on the weekends. Smaller time gap till security shows up. (3hrs.)

*  Someone on property for emergencies on weekends. i.e. Sewage Breaks, Leaks.

*  For residents that work 8 AM till 5 PM weekdays time for them to use Business Office and make
   personal contact with Office Staff.

I am sure everyone can add to the benefits list of the above new schedule.  If the above looks good to you please call or e-mail the Board Members that live here and ask the above happen. ( Janet or Izzy)

Also at the next HOA or Town Hall Meeting lets make a motion ( Firmly Ask ) that the above schedule be implemented.

Time to put the residents concerns first, not AAM or the HIRED HELP!
If the HIRED HELP does not like it "GET NEW HIRED HELP"

They should be thankful they have a job to come to!!!!!!!
