Mr. Web Master, 1. Does anyone know what kind of a long term contract this Board has signed with AAM? If it is anything like the cable contract (Ignition) God Help Us! 2. What is the penalty that must be paid to get out of contract with AAM? 3. What is Wayne's and Roe's base yearly salary? Before bonuses! 4. Where does the new President of the Board stand? Represent the residents or spokes person for Wayne and AAM! 5. Who is and where is the new President? Live here at Anasazi, or out of state resident? 6. We need another residents Town Hall meeting with the new President ASAP! AAM employees should not be invited to this meeting...just residents. |

ANASAZI WAS A BEAUTIFUL WELL MANAGED COMMUNITY UNTIL ROSSMAR WAS REPLACED BY PRESENT MANAGEMENT ASSOCIATION...IT IS TOO LARGE TO BE MANAGED BY A BUNCH OF AMATUERS. ..THE REASON WE HAVE BEEN GIVEN FOR THEIR REPLACEMENT IS BECAUSE OF SOME SORT OF DISAGREEMENT BETWEEN MARIANNE AND ROSSMAR AND BECAUSE OF OUR CONTRACT WITH ROSSMAR WE WOULD BE UNABLE TO HIRE HER..TO ME THAT IS NOT A GOOD ENOUGH REASON TO FIRE A GOOD MANAGEMENT CO.THAT ANASAZI HAS HAD SINCE IT'S INCEPTION..IN THE 18 YRS. I HAVE LIVED HERE I HAVE SEEN MANAGERS COME & GO....SOME GOOD....SOME BAD AND ANASAZI REMAINED THE GREAT PLACE IT IS TODAY...PRIVATE MANAGEMENT IS NOT THE ANSWER FOR OUR COMMUNITY..THERE ARE MANY HORROR STORIES OF COMMUNITIES TRYING PRIVATE MANAGEMENT WHO
ENDED UP WITH WORTHLESS PROPERTY VALUES AND NO LONGER IN EXISTENCE IN THE STATE OF AZ..IF ONE HAS LIVED IN AZ. FOR YEARS THEY ARE VERY AWARE OF THIS...YOU NEED TO ASK FOR A MEETING WITH THE BOARD TO ASK IF THEY ARE IN THE PROCESS OF ADDRESSING RESIDENTS CONCERNS..WHAT YOU ARE ASKING FOR CANNOT BE ACCOMPLISHED IN A WEEKEND AS SOME HAVE SUGGESTED..IF WE ARE PAYING $309 IN HOA FEES WE SHOULD NOT HAVE TO CLEAN OUR HALLS AND POOLS...IT TAKES MORE THAN A FEW VOLUNTEERS AND ONE MGR. While I am very much in favor of a privately run property management, especially with the very experienced and capable individuals you mentioned, there is a very serious item that needs to be covered, namely a detailed BUSINESS PLAN that outlines and demonstrates to the Anasazi Residence that privately run property management covers the same and better services at a lower cost. Shooting from the hip makes one vulnerable to a sharpshooter. Remember that the move to AAM was also significantly backed by professionals from the investment industry that own properties at Anasazi.
In order to ensure a sound business plan, relevant and respected CPA and legal resources have to be involved - hired and paid.
Sharing the excitement for a change (recall in a way) from AAM to a private management, let's not forget that this kind of move needs a lot more than the very capable individuals mentioned. It may be worthwhile to consider adding a Blog Poll feature that provides a sounding board for details that have to be fleshed out, among many other items.

You hired them, you can also fire them! Mr. Kominik. Please do the right thing before you leave us and get Wayne and Roe off this property.
Many other associations have had the same problems with AAM and they have let them go. No it is this Boards time to do the same. Admit you make a mistake, fix the mistake and move on.

Will the picture help change the situation with this Management Co. and this property manager?
